Single Representation
We never act as "dual agents." Dual representation occurs when a single agent represents both parties (the seller and the buyer) in a single transaction. This business practice may be legal, but we believe it is unethical, and we do not engage in it. After all, how can you trust an agent's advice when that agent also represents the seller?
No Hidden "Junk" Fees
Most firms now charge extra "transaction," "administration" or "secondary commission" fees. These firms tack on additional fees, hoping their clients won't notice the extra cost. We would never disrespect our clients with these outrageous fees.
No Conflicts of Interest
When it comes to helping you select a settlement company, lender or the like, we will help you find the best service for the lowest price. We do not have a financial interest in any service provider, and we won't shoehorn you into a financial relationship that does not benefit you. By contrast, many other real estate brokerages now own (or have a strong financial interest in) settlement companies, lenders, appraisers, surveyors or other service providers. These larger brokerages strongly "encourage" clients to use their service providers. The problem is that when you use a service provider affiliated with a specific real estate brokerage you never know whether you are really getting the best pricing possible. Further, you may never know if any conflict of interest issues should arise.
Fixed Commissions
Because we work for a pre-determined commission (not more, not less) as set in our Buyer Agency Agreements, you never need to worry that we will encourage (or discourage) you from buying a particular home because of the amount of commission offered by the seller. Further, in cases where the seller is offering commission in excess of that which we have agreed upon in our Buyer Agency Agreement, we will refund you the excess amount to you. Complete Confidentiality
When you select a real estate firm, you are entrusting that firm (and all of the individuals within it) with some of your most personal and private information. BEST ADDRESS® Real Estate, LLC does not tolerate disclosure of private informaiton. We respect our clients' privacy, and we take that respect to the next level. Not only do we not discuss you or your home search with anyone who is not directly involved in your transaction (in other words, the lender, etc.) but all of our employees are required to sign a non-disclosure agreement and a confidentiality agreement when they join our firm.
